What Cynergy Bank lends

The property financing page lists three loan types. A property investment loan funds the purchase or refinance of residential investment property, mixed-use buildings and commercial premises. A property development loan pays for the purchase and build-out of a site, usually over no more than two years, and the bank says it may capitalise interest in some circumstances. A buy-to-let mortgage is offered at up to 65% of the property's value on a repayment, short-term interest-only or partial capital repayment basis, for terms of up to 10 years. Commercial property is typically funded to 55% loan to value, again over up to 10 years.

Three headline figures sit at the top of that page: lending nationwide, a typical loan of £10m to £50m, and £4.5bn of development funded. The property types it names are residential investment, mixed use, commercial, student accommodation, hotels, care homes and build-to-rent schemes, and the loan completions page shows the shape of that book in practice. Recent deals listed there include £15.1m on student accommodation in Kent, a £30.9m hotel refinance, a £7m care home expansion loan and a £57m refinance of a build-to-rent scheme in Manchester. On 7 August 2026 the bank announced senior financing to BPS Purestone for the repositioning of 80-85 Tottenham Court Road in London W1.

Bridging finance is a separate page. It describes short-term funding for residential investors buying before they sell, for businesses that need capital quickly for a property transaction, and for mixed-use property, and the page states that it is an unregulated product. Away from property, the 2025 annual report describes Cynergy Business Finance, the bank's asset based lending arm, which funds against receivables, plant and machinery, inventory, property and cash flow for growth, acquisition and turnaround, and provides block discounting to asset finance businesses.

Who Cynergy Bank lends to

Borrowers, in the bank's own words, are businesses, high net worth individuals and family offices. The annual report widens the picture: it says the bank serves scale-up SMEs, mid-market businesses, professionals and high net worth individuals, and that customers with more complex lending needs are looked after by specialist teams in London, Manchester, Birmingham and Glasgow as well as through what it calls an extensive introducer network. Ownership sits with a collective of investors it describes as experienced UK business owners with interests in retail, wholesale, property and financial services.

The lending criteria the site publishes are the loan-to-value and term figures above. There is no stated minimum on the property pages; the typical £10m to £50m deal size and the completions list, whose smallest published loan is £7m, describe where the bank concentrates. Total lending grew from £3.6bn to £4.3bn over 2025, a rise of 19%, and the same report records a Property Lender of the Year award for deals under £20m. The footer states that Cynergy Bank plc holds Financial Services Register number 575105, and the entry can be read at register.fca.org.uk. How an application runs

Intermediaries register on Cynergy Bank Connect, the broker portal linked from the property intermediaries page, and are given a dedicated relationship manager. The bank's own description of the service is direct access to decision makers and support throughout the life of the deal, with a dedicated property finance team behind it. Its property line, 0345 850 5555, is staffed from 9am to 6pm Monday to Friday, and a separate mortgage intermediaries portal handles residential business.

The 2025 annual report adds two details about how decisions are made. Lending customers can book an appointment with their relationship manager from inside the bank's app, and the bank has deployed an AI assistant to speed up underwriting, which it credits with giving time back to the specialist teams. For a commercial property case the pieces a lender will want are the same as anywhere: the property, the rent or trading figures behind it, the borrowing entity and the exit or repayment plan over the 10-year maximum term.

The lower end of that span sits well under the £10m typical loan the bank advertises, because it records the products as our catalogue holds them rather than the deals the bank chooses to publicise, and the composition shifts as products come and go.

For context, at September 2026 we counted 25 lender brands on the panel with a live commercial mortgage for care homes, 31 for leisure property such as hotels, 29 for healthcare premises and 32 lending on Scottish security. Each figure is a count of brands holding at least one live product and says nothing about Cynergy's own appetite.
