A £25,000 business loan: the number five rulebooks draw a line at

Nobody sets out to borrow exactly £25,000 because it is a round number. It ends up being the amount because that is what the van, the fit-out or the VAT bill came to. What makes it interesting is that five separate lenders have independently drawn a line at the same figure, and £25,000 sits on the wrong side of two of them and the right side of the rest.
Thirty-six lender brands on our panel have a live unsecured product whose range covers £25,000, across 92 products, with terms running from one month to six years. The lowest published floor across those products is 4.1% a year and the median floor is 19.2%. That median is the number to hold in your head. It is a little cheaper than the £10,000 band and a long way above what a bank quotes a five-year-old company with filed accounts and a decent balance sheet.
What a lender needs to see at £25,000
At £25,000 lenders stop asking only how long you have traded and start asking how much you turn over, because most of them size the loan as a multiple of revenue. Fleximize says it lends up to four months of revenue on an unsecured basis, so £25,000 needs about £6,250 a month coming in. Its published minimum is £5,000 a month and six months of trading for the shorter Flexiloan Lite, or twelve months for the main Flexiloan. Swishfund wants £50,000 of turnover in the past year and at least one set of accounts filed at Companies House.
Home ownership starts to matter here in a way it did not at £10,000. Fleximize's FAQ says it can only support non-homeowners who have traded for more than 36 months, and then only up to £20,000. A £25,000 request from a non-homeowner is outside that rule however good the accounts are. Nucleus asks for a homeowner guarantor on its Business Loan at any size. If nobody signing owns property, the panel at this amount is materially shorter, and that is worth knowing before an application leaves a footprint.
Structure is the other filter. Funding Circle has lent only to limited companies and LLPs since 23 February 2026. iwoca's product pages say limited company or LLP. Fleximize funds companies and LLPs as standard, and will take a sole trader or a partnership of fewer than four partners only for a loan of over £25,000, which means a sole trader asking for exactly £25,000 is a pound short of qualifying.

Assumptions (illustrative, not a quote)

- Interest 1.9% a month, the midpoint of Fleximize’s published 0.9% to 2.9% range for the Flexiloan
- No set-up, application or arrangement fee, which is what Fleximize publishes for direct applications

The arithmetic
- Monthly payment = P × r ÷ (1 − (1 + r)^−n), with P = £25,000, r = 0.019 and n = 24
- (1.019)^24 = 1.57102, so (1 + r)^−n = 0.63653 and the denominator is 0.36347
- £25,000 × 0.019 = £475.00, and £475.00 ÷ 0.36347 = £1,306.85 a month
- 24 × £1,306.85 = £31,364 repaid in total, so the interest is £6,364
- Clear it at month 12 instead and Fleximize’s Penalty-Free Promise recalculates the interest for the time you actually had the money, rather than charging the full £6,364
The headline monthly figure is only half the picture on a Fleximize loan. Because interest is recalculated on early settlement, a business that expects a strong second year is buying an option to cut the cost, and Fleximize says early repayers save an average of 44% of their interest.

Five rulebooks, one number
iwoca publishes a representative APR of 49% and adds that at least 51% of customers taking out a loan of £25,000 or less receive that rate or better. At £25,001 the promise no longer applies. Fleximize's representative example is expressly for “a loan of less than £25,000”, at 41.1% APR representative on a fixed annual rate of 34.9%. Funding Circle's Growth Guarantee Scheme loan runs from £25,001 to £250,000 from 13.4% a year, so £25,000 is a pound below the cheapest government-backed option on its own homepage.
Two more lines land on the same figure. Fleximize will take a sole trader or a small partnership only for a loan of over £25,000. And the government-backed Start Up Loan tops out at £25,000 per founder at 6% fixed, which for a young business is the cheapest money on this page by a distance, with the caveat that it is a personal loan to the founder and takes weeks rather than days.
None of this means you should game the number, and we would not tell you what to ask for. It does mean that if the true requirement is £25,000 and you round it to £26,000, or shave it to £24,500, you land in a different set of rules at three lenders at once. Worth a sentence in the enquiry rather than a surprise in the offer.
Straight line or amortising: same rate, different bill
Swishfund says on its own site that it charges interest on a straight-line basis rather than amortising like many other lenders, and that halfway through the term you will have repaid half of what you borrowed. That is an unusually honest disclosure, and it changes the arithmetic more than most borrowers expect.
Take £25,000 over 24 months at 1.1% a month, the bottom of Swishfund's published 1.1% to 3% range. Straight-line, the interest is £25,000 × 1.1% × 24, which is £6,600, and the total is £31,600. On an amortising loan at the same 1.1% a month, interest is charged on the falling balance, and the total interest works out at £3,581. Same headline rate, £3,019 apart. Neither lender is doing anything wrong; they are quoting two different things using the same word.
The lesson for a £25,000 enquiry is to compare total repayable, never monthly rates. Ask each lender for the cash figure you will have paid by the end and the fee schedule that sits behind it. Swishfund adds a one-off arrangement fee to the loan and does not publish the percentage. Nucleus publishes a minimum 3.5% arrangement fee at drawdown, which on £25,000 is £875 before a penny of interest. Bizcap charges an establishment fee agreed upfront. What happens if you clear it early
A £25,000 loan is often taken against a known event, a contract landing or a quarter of stronger trading, so early settlement is a live question rather than a hypothetical. The answers on the panel fall into three quite different shapes.
Fleximize recalculates. Its Penalty-Free Promise says that if you repay in full early the interest is recomputed so you only pay for the time you had the loan, and it says customers doing this save an average of 44% of their total interest. iwoca charges no early repayment fee and says more than 20% of its customers repay ahead of schedule in the first six months. Swishfund charges no settlement fee but still takes the agreed interest to the end of the calendar month in which you settle, so the timing within the month is worth a phone call. Bizcap goes further than most and says it will give a discount for paying off early.
The shape to watch for is the fourth one, where the cost is a fixed fee rather than interest and nothing is rebated at all. Cubefunder prices with a fixed cost of credit and confirms there is no fee for settling early, but does not say anywhere that the fixed cost reduces. On a £25,000 facility that distinction is worth several thousand pounds if your plan is to clear it in six months.
