Of the 26 lender brands on our buy-to-let mortgages panel that will consider an HMO, 13 still will once the borrower lives outside the UK. The other 13 will not, on the criteria they published when we pulled the panel in September 2026. That gap is the reason this page exists: the two conditions are usually asked about separately, and it is the combination that decides where a case can go.
Across the 54 matching products, published rates run from 4.5% to 10.5% per year, and the median sits at about 6.9%. A spread that wide on one combination is normal, because the lenders at the sharp end are pricing a narrow slice of cases and the ones at the top are pricing the cases nobody else will take. Neither end is the rate you would be quoted; that comes from the lender after it has seen the file.
The lenders that accept it
Named because panel composition is a fact rather than a recommendation. Inclusion is not an endorsement, the list is not the whole market, and every one of them applies its own checks before it offers anything.
Foundation, Funding 365, Gatehouse Bank, Hampshire Trust Bank, Keystone Mortgages, Lendinvest, MT Finance, Market Harborough BS, Molo, Quantum Mortgages, Shawbrook Bank, Together, West One.
54 live products across 13 lender brands, checked September 2026. Panel composition changes over time.
What to have ready
Because the borrower lives outside the UK, the lenders above will want that evidenced at the start rather than discovered at valuation. Sending a case to a lender that does not accept the combination costs a search on the file and a fortnight, which is the expensive part of getting this wrong. We arrange the case to the lenders whose published criteria it actually fits, and we tell you which ones those are before anything is submitted.
