How is bridging loan interest calculated?▼
Bridging interest is quoted monthly, not annually, and priced by loan-to-value: the more of the property value you borrow, the higher the monthly rate. Interest can be serviced (paid monthly), rolled up (added to the loan and paid at the end) or retained (deducted up front); the headline rate is the same, but rolling or retaining means you also pay interest on the interest.
Where do this calculator's rates come from?▼
From our own lender panel: the spans across bridging products at each loan-to-value band, checked September 2026 with implausible outliers removed. That makes the estimate a picture of the market we place cases into, rather than one lender's advertised headline. It is a guide, not a quote; your rate depends on the lender's assessment of your case.
What costs does bridging carry beyond interest?▼
An arrangement fee (typically a percentage of the loan), valuation and legal costs (yours and usually the lender's), and sometimes an exit fee or a lender administration charge. This calculator includes the arrangement fee span from our panel; valuation and legals vary with the property, and any quote you receive should itemise them.
Why does loan-to-value change the rate so much?▼
Equity is the lender's protection. At 50% loan-to-value the property could halve in value and the loan is still covered; at 75% there is far less room, so the lender prices the extra risk. Dropping the loan a band, if you can, is often the cheapest money you will ever save.
