Land Transaction Tax in the costs
A commercial purchase in Wales pays Land Transaction Tax rather than stamp duty, on the Welsh Revenue Authority's bands. It changes the cash you need on completion, so it belongs in the deposit sums before a lender sizes the loan.
The Development Bank of Wales as the comparison
For some Welsh businesses a Welsh Government-backed loan is the better route. We do not arrange it, but we would rather you compared it with the commercial options than took either blind.

Why is coverage better in Wales than in Scotland or Northern Ireland?▼
Property law. Wales shares England's system: a legal charge registered at HM Land Registry, exchange and completion, the same panel solicitors. A lender set up for England is set up for Wales without doing anything extra, which is why the Welsh property counts sit within a handful of the panel totals. The one Welsh difference a buyer meets is Land Transaction Tax in place of stamp duty, set by the Welsh Revenue Authority, which changes the purchase costs but not the lending.
What about the Development Bank of Wales?▼
It is a lender owned by the Welsh Government that provides loans and equity to businesses based in Wales, and for some Welsh firms it is the right first call. It is not on our panel and we do not arrange it, so we mention it here for completeness rather than because we place business with it. Yes. We work with sole traders and partnerships as well as limited companies and LLPs for business loans, asset finance, invoice finance and merchant cash advances. Property-secured lending (commercial mortgages, bridging, development and buy-to-let) is for limited companies and LLPs only. Lender criteria differ by structure, so tell us how you trade and we will go to the right part of the panel.
Can I get a commercial mortgage or bridging loan on a property in Wales?▼
Yes, from most of the panel. 42 commercial mortgage lenders, 52 bridging lenders and 44 development lenders on our panel lend on Welsh property. Rural and coastal property, holiday lets and farms go to shorter lists for reasons that have nothing to do with the border, and we say which lenders are realistic before anything is submitted.
Is business funding in Wales regulated by the Financial Conduct Authority?▼
The same rules apply across the UK: lending to a limited company or LLP for business purposes is generally unregulated commercial lending, and the Financial Conduct Authority is the regulator for the whole of the UK.
