What is different about a Scottish case

Coverage first

The first filter is not your accounts, it is whether the lender operates in Scotland. We apply it before anything else, so no time is lost on a lender that was never going to say yes.

Property follows Scots law

Standard securities, Registers of Scotland, missives and a Scottish solicitor on the lender's side. The lenders that cover Scotland have all of that in place; the process is not slower, but the list is shorter and the paperwork looks different.

Cash flow and assets are the depth

Unsecured loans, card-based advances, invoice finance and asset finance on vans, plant and equipment are underwritten on the business, not the postcode. Most of those lenders treat Scotland like any other region.

Secured loans are the thin end

Only 9 of 19 secured business loan lenders cover Scotland, because a secured loan is a property charge by another name. If you are offering property as security, expect the commercial mortgage or bridging list rather than the secured loan one.

How many of your lenders lend in Scotland?

Why do some property lenders stop at the border?

Scots property law is its own system. Security over land is a standard security registered with Registers of Scotland rather than a legal charge at HM Land Registry, and a purchase is concluded by missives between solicitors rather than exchange of contracts. A lender that wants to lend in Scotland needs Scottish panel solicitors and valuers and a process built for it; the larger and Scottish-based lenders have that, and a number of smaller English funds never set it up.

Does a Scottish limited company go through the same process?

Yes. A company registered at Companies House with an SC-prefixed number is treated the same as one registered in Leeds or London by every lender that covers Scotland. Where the process differs is on property: the lender's solicitor will be a Scottish firm and the paperwork follows Scots conveyancing.

Do you work with sole traders in Scotland?

Yes. We work with sole traders and partnerships as well as limited companies and LLPs for business loans, asset finance, invoice finance and merchant cash advances. Property-secured lending (commercial mortgages, bridging, development and buy-to-let) is for limited companies and LLPs only. Lender criteria differ by structure, so tell us how you trade and we will go to the right part of the panel.

Can I get a bridging loan or a commercial mortgage on a property in Scotland?

Yes, from between half and two thirds of the panel. 32 commercial mortgage lenders and 35 bridging lenders on our panel lend on Scottish property, and 29 development lenders will fund a build. Because the list is shorter, we check coverage before anything else so the case never goes to a lender that stops at the border.

The same rules apply across the UK: lending to a limited company or LLP for business purposes is generally unregulated commercial lending, and the Financial Conduct Authority is the regulator for the whole of the UK.
