Business loans and finance in Milton Keynes

Can Milton Keynes businesses get funding quickly?

Milton Keynes added 130 registered enterprises in the year to March 2025, reaching 12,535, with 1,775 of them in information and communication and 675 in transport and storage (ONS). Both sectors borrow against things they can point at: contracts, vans, racking, servers. On our panel of 200+ lenders, 38 write asset finance and 20 write invoice finance (checked September 2026), for £5,000 to £25 million.

Business loans in Milton Keynes

The Milton Keynes case that lands most often is a distribution or fulfilment business off the A5 or the A421 that has won a contract and needs vans, racking or a bigger unit before the first invoice is paid. Behind it come the software and services firms around Central Milton Keynes and the traders at Bletchley, Stony Stratford and Wolverton. 55 unsecured lenders, 38 asset lenders and 20 invoice lenders make up the relevant slice of the panel (checked September 2026). CapExpand is the credit broker: we match, the lender decides, and the lender pays us at completion.

A £100,000 unsecured loan for a firm with two years of accounts finds 45 panel lenders with a product that reaches it, on terms between 1 and 120 months, published floors from 4.1% to 70.8% and a median floor of 15.3% (checked September 2026). The same firm asking for a £100,000 van fleet is an asset case instead, where the vehicles are the security and the director's house is not part of the conversation.

Milton Keynes is close enough to Annesley that a meeting is easy, and far enough that we still do not have an office there. Every case is one named person from the first call to drawdown, by phone and email, with the drive down the M1 kept for when it earns its petrol.

What we see from Milton Keynes businesses

The city council's investment prospectus of 28 May 2026 describes a place of over 300,000 residents, more than 200,000 jobs and £16.7 billion of output, with productivity around 25% above the UK average, and names the £240m MK Gateway scheme and a £1.6bn-plus mixed-use opportunity at Lower Westside among its pipeline. Growth on that scale is built by subcontractors, and they are who ring us: groundworkers, M&E firms, fit-out contractors and the hauliers who serve the logistics parks, most of them paid 30 to 60 days after the work.

Cash flow between valuations is the recurring problem and invoice finance the recurring answer, because the lender advances against the certified invoice rather than the director's balance sheet. 14 of our invoice lenders will fund a start-up with contracts in hand (checked September 2026). Equipment is the second conversation: a forklift, a reach truck or a refrigerated van on hire purchase, with 31 panel lenders on plant and 32 on light commercials.

Tech is the third strand and the one where the panel is thinner than people assume. A subscription software firm at Knowlhill with £80,000 of monthly recurring revenue and no profit yet is not an unsecured banking case; it is a revenue-based finance case, repaid as a share of receipts, or an invoice case where the customers are contracted. We say which on the first call, and the Bank of England's Agents gave the reason in September 2026: lenders have “less appetite to lend to firms at risk of revenue erosion from AI”, so a software business now has to show why its revenue is durable.

Which funding type fits which Milton Keynes business?

Funding typeBest forTypical rangeSpeed (lender-advertised)
Asset financeLogistics and fulfilment firms buying vans, forklifts, racking or refrigeration£1,000 to £50 million2 to 10 days
Invoice financeContractors and B2B suppliers paid 30 to 60 days after delivery£500 to £25 million1 to 3 weeks to set up
Commercial mortgageA trading company buying its warehouse or office rather than renewing the lease£25,000 to £50 million6 to 12 weeks

Ranges are the outer limits of products on the September 2026 panel, speeds are lender claims, and neither is an offer to a Milton Keynes business.

What lenders see in Milton Keynes

Milton Keynes had 12,535 VAT or PAYE registered enterprises in March 2025, up from 12,405 in 2024, beside 30,535 in Buckinghamshire (ONS, UK business: activity, size and location 2025, Nomis NM_142_1, read 21 September 2026). Professional, scientific and technical firms lead at 2,040, information and communication at 1,775, construction at 1,440, business administration at 1,060, retail at 835 and transport and storage at 675. Eleven of the seventeen sectors grew over the year, with health up 35 and professional services up 60, while retail slipped by 15. The South East region as a whole moved from 404,355 to 404,910, so Milton Keynes outgrew its region.

Two national programmes now frame the city. In March 2026 the government named Milton Keynes one of seven locations under consideration for its New Towns programme, following the New Towns Taskforce report of September 2025, with three areas (a new neighbourhood in Central Milton Keynes, expansion east of the M1 and developer-led growth to the north) that the council says could deliver around 40,000 homes. On 18 March 2026 the Chancellor doubled the Oxford to Cambridge Growth Corridor allocation from £400m to £800m, and the corridor prospectus of May 2026 puts Milton Keynes at the centre of that geography, inside the area selected for UKRI's £500m Local Innovation Partnerships fund. Neither programme lends to a business, but both tell an underwriter where the next decade of contracts is likely to sit.

The public fund that does lend is the £210m South East Investment Fund, launched 9 September 2026, with loans of £25,000 to £2m through FSE Group and equity up to £5m through Maven; it lists Buckinghamshire among its areas, and a Milton Keynes business should confirm its eligibility with the fund managers. The British Business Bank's Nations and Regions Tracker 2025 (7 October 2025) put South East external finance use at 44% in 2024, three points down, and its factsheet counted 14,379 SME loan and overdraft facilities approved in the region in 2024, up 57%, alongside 2,035 high-growth enterprises in 2023.

Warehouses, units and the buy-versus-rent question

More Milton Keynes firms ask us about buying their unit than in most cities, because the stock exists and the leases are long. 32 commercial mortgage lenders on the panel lend on industrial units and 36 on offices (checked September 2026), and a trading business buying its own premises is priced on its accounts and the rent it would otherwise pay. Where a unit has to complete before a mortgage can be arranged, 53 bridging lenders are on the panel with a refinance as the exit. For property-secured lending we work with UK limited companies and LLPs only, for business and commercial purposes.

The Bank of England's Agents reported in September 2026 that commercial real estate activity “is being held back by high construction and finance costs”, which in practice means a lender will want a fuller picture of the tenant covenant or the trading business behind the purchase than it did two years ago. We put that picture together before approaching anyone, so a Milton Keynes owner-occupier is not asked the same question five times by five lenders.

Lender counts are from the September 2026 pull of available products and describe eligibility to consider a case, not approval.

Where we work around Milton Keynes

Bletchley, Newport Pagnell, Wolverton, Olney and Woburn Sands come through the same line as the city centre, and Bedford, Northampton and Buckingham are all within the patch. Buckinghamshire's 30,535 enterprises (Nomis, 2025) and the M1 towns north of it are handled from Nottinghamshire by phone and email.

We work with UK limited companies, LLPs, sole traders and partnerships.

The panel behind this page

We can place asset finance cases with 38 lenders, and 200+ lenders across all products on our panel. That range matters more than any single rate: the lender that suits a five-year-old limited company with clean accounts is rarely the one that suits a seasonal business or a director with a past blip, and a broker with a shallow panel has to force your case into whichever box it holds.

Milton Keynes business loan questions

How does a Milton Keynes business get a loan through CapExpand?

Send the last filed accounts and three months of bank statements, or call and talk it through. A named case handler sizes the case and lists the lenders on our panel of 200+ whose published criteria it meets (checked September 2026; the panel changes). Each lender makes its own decision and nothing is submitted without your agreement.

Can a Milton Keynes logistics firm finance vehicles and warehouse kit?

Yes. 32 of the 38 asset lenders on the panel fund light commercial vehicles, 31 fund factory and warehouse plant and 25 offer a VAT deferral on the purchase (checked September 2026). Hire purchase, lease and refinance of vehicles already owned are all available.

Does a young tech company need two years of accounts?

Not for every lender. 21 unsecured lenders will look at a business trading under a year and 15 invoice lenders will too (checked September 2026). With contracted revenue, the invoices are usually the stronger case, and revenue-based finance suits a subscription business repaid from monthly receipts.

What if a director does not own a home?

39 of the 55 unsecured lenders on the panel do not require a homeowning director (checked September 2026). The trading record does the work, and on asset finance the equipment is the security.

Can you arrange a commercial mortgage on an industrial unit in Milton Keynes?

For a limited company or LLP, yes: 32 of the 45 commercial mortgage lenders on the panel lend against industrial premises and 36 against offices (checked September 2026). For property-secured lending we work with UK limited companies and LLPs only, for business and commercial purposes.

Is a past CCJ a problem?

24 unsecured lenders accept minor adverse older than 24 months and 8 consider moderate adverse (checked September 2026). It usually moves the price rather than closing the door, and we say which before anything is sent.

Does CapExpand have a Milton Keynes office?

No. Our only office is at Pure Offices, Lake View Drive, Annesley, Nottinghamshire, a little over an hour up the M1. Milton Keynes cases run by phone and email with one named case handler throughout.

Do you work with sole traders in Milton Keynes?

Yes. We work with sole traders and partnerships as well as limited companies and LLPs for business loans, asset finance, invoice finance and merchant cash advances. Property-secured lending (commercial mortgages, bridging, development and buy-to-let) is for limited companies and LLPs only. Lender criteria differ by structure, so tell us how you trade and we will go to the right part of the panel.
