Dundee is a small business base with an unusual mix inside it: games and software studios, life sciences spinouts, engineering practices and a solid block of trades. The ones that bill business customers and wait are the invoice finance cases, and for a Scottish ledger the first check is which lenders cover Scotland at all.

What invoice finance is, and the two ways it runs

Invoice finance releases money against invoices you have already raised to other businesses. The lender advances most of the invoice value soon after it is issued, then pays the balance, less its charges, once your customer settles. It isn't a loan sized on last year's accounts: the facility follows the sales ledger, so a firm in Dundee that wins a bigger contract on 60 day terms can draw more without a fresh application. Factoring and invoice discounting are the same idea run two ways. With factoring the lender takes on the sales ledger and chases your customers for payment, and they know a facility is in place, which suits a smaller business that would rather hand credit control to somebody else. With invoice discounting you keep collections in house and the arrangement is usually confidential, which suits an established firm with its own finance function. Some lenders on the panel write both and some write one.

The second choice is how much of the ledger goes in. A whole-turnover facility covers every invoice you raise; selective or single-invoice finance funds one customer or one invoice when you need to, with no commitment on the rest. On a recourse facility you make good an advance if the customer never pays, and on a non-recourse one the lender carries some of that risk through bad debt protection. Who invoices on terms in Dundee

The professional ledger is modest in count and specific in kind. Dundee held 130 architectural and engineering practices, 120 management consultancies and head-office firms, 95 computer services businesses and 80 legal and accounting practices in March 2025 (Nomis dataset NM_142_1, read 21 September 2026). The engineering practices bill energy and infrastructure clients in stages on the client's cycle; the software firms that bill project work to business clients in arrears are cases, while the studios selling to consumers or publishers on royalties are not, and we say which on the first call rather than three weeks in.

The trades are the quiet majority. Construction is the city's second largest sector, 500 enterprises across the building and specialised-trades divisions, and a subcontractor working for a main contractor on a Waterfront or housing site is paid on a valuation cycle it does not control, usually with a retention held back. Manufacturing adds 160 across the divisions and wholesale 95, small firms supplying customers larger than themselves on 60 day terms, and 45 land transport firms are paid on the shipper's terms and released against a signed proof of delivery.

Building-services and cleaning firms stand at 75, serving landlords, the universities and the health board on 60 day terms, and there are 15 employment agencies paying a weekly payroll against a monthly settlement. Facilities on the panel start from £500 (checked September 2026), and a selective facility funds one invoice at a time with no whole-ledger commitment, which suits a Dundee firm of six people with an occasional large fee note better than a facility built for a ledger ten times the size.

What the business register shows for Dundee

Dundee City had 3,545 VAT or PAYE registered enterprises in March 2025, up from 3,470 in March 2024 (Nomis dataset NM_142_1, read 21 September 2026), a 2% rise against 0.5% for Scotland's registered stock, which the Scottish Government's Businesses in Scotland 2025 put at 175,035 on 3 December 2025. Wholesale and retail leads the city at 620 enterprises, construction follows at 515, then professional, scientific and technical firms at 420 and accommodation and food at 370. Nomis and the Scottish Government count on different bases and are quoted separately; Nomis rounds to the nearest five.

The Investment Fund for Scotland is the public route open to Scottish businesses, a British Business Bank fund with its own application process and no connection to our panel. The Bank of England's Agents wrote in September 2026 that lenders prefer larger, existing clients while asset finance and invoice discounting facilities have grown, which is the gap a smaller Dundee firm with strong debtors is placed across. How we place it, and what to have ready

We're the credit broker in this, not the lender. One conversation sizes the case: annual turnover, who you invoice and on what terms, whether you want collections handled or kept confidential, and whether one customer is a large share of the ledger, because concentration is the first thing an invoice lender looks at. The case then goes only to the lenders whose published criteria it meets, each quotes its own terms, and we lay them side by side as a total annual cost in pounds.

Have ready an aged debtor report, the last filed accounts, three to six months of bank statements, a few sample invoices and the contracts behind your largest customers. Setting up takes around a week with an independent and nearer two with a bank; after that, money against a new invoice normally lands within a day.
