What moves an overseas case
Ex-pat or foreign national
The single biggest fork in the road: UK nationals abroad have the wider panel, foreign nationals the shorter, more specialist one. Get the label right and half the matching is done.
Country of residence
Every lender works from an acceptable-country list. Common ex-pat bases are widely accepted; some jurisdictions rule a lender out entirely. We check the list before the application, not after.
UK footprint
A retained UK bank account, credit history or existing UK property widens the panel and can improve pricing. None of them is universally required.
Verification logistics
Certified ID, overseas income evidence and witnessed signatures take longer from abroad. Lenders with e-signing and digital verification shorten completions by weeks.

We currently work with UK limited companies and LLPs only, for business and commercial purposes. We complete non-regulated introductions and are not authorised by the Financial Conduct Authority. We do not arrange regulated mortgage contracts or consumer buy-to-let.

That range matters more than any single rate: the lender that suits a five-year-old limited company with clean accounts is rarely the one that suits a seasonal business or a director with a past blip, and a broker with a shallow panel has to force your case into whichever box it holds.

How many lenders take ex-pat buy-to-let cases?▼
14 of the 28 buy-to-let lenders on our panel lend where a director is a UK national living abroad, and 9 go further and accept foreign nationals, out of 200+ lenders across all products (checked September 2026; panel composition changes over time). The two groups overlap but are not the same, which is why the label on your case matters.
What is the difference between an ex-pat and a foreign national to a lender?▼
An ex-pat is a UK national (or someone with a UK credit history) now living abroad; a foreign national has no UK citizenship and often little or no UK credit footprint. Ex-pats have the easier ride: more lenders, and criteria built around verifying overseas income. Foreign nationals face a shorter list, country restrictions, and closer source-of-funds scrutiny. Both routes work; they just point at different lenders.
Does buying through a UK limited company help?▼
Usually, yes. A UK-registered SPV gives lenders a familiar borrower: UK company law, UK security, directors giving personal guarantees. Several lenders who are cautious about lending to an individual abroad are comfortable lending to that person's UK company. It also keeps the case squarely in unregulated business-lending territory, which is the space we work in.
What UK footprint do lenders want?▼
It varies by lender: some want an existing UK bank account, a retained UK credit footprint or previous UK property ownership; others verify everything overseas. Country of residence matters too, with most lenders working from an acceptable-country list driven by sanctions and verification practicalities. These are exactly the criteria we check before your case goes anywhere.
Can the deposit come from abroad?▼
Yes, and expect the paper trail to be checked properly: lenders and solicitors must evidence source of funds wherever the money originates, and transfers from overseas accounts get particular attention. Clean documentation of where the deposit accumulated is one of the biggest single time-savers on an ex-pat case.
Is ex-pat buy-to-let FCA regulated?▼
Lending to a UK limited company for a letting business is generally unregulated wherever the directors live. Consumer buy-to-let and property for your own eventual use are different territory and we do not arrange them.
